REQUEST FOR PROPOSALS FOR THE PURCHASE AND REDEVELOPMENT OF CONKLIN STREET SITE FOR MIXED USE


Description:

New York State Urban Development Corporation, d/b/a Empire State Development (“ESD”), is seeking proposals for the purchase and redevelopment (the “Project”) of an approximately 13-acre site located at Conklin Street, Farmingdale, NY (the “Site”).  Each party that submits a response (“Proposal”) to this Request for Proposals (“RFP”) is referred to herein as a “Respondent,” and the Respondent that is conditionally designated through this RFP process is referred to herein as the “Designated Developer.”

The Site consists of two parcels, held by New York State Department of Transportation as part of Republic Airport (“the Site”). The Site falls within Republic Airport’s Airport Layout Plan (“ALP”), though it is currently unoccupied and has no direct function with the Airport. Redevelopment will require careful coordination with Town, State, and Federal entities to allow for transit-oriented mixed-used residential development at the Site.

To the West of the Site is a parcel owned by the Long Island Power Authority (“LIPA”). It is currently used for storage but is anticipated to be used as a future electrical substation; unlocking the parcel is an option for respondents who wish to explore more extensive development scenarios.  

ESD invites all qualified parties to submit proposals for the reuse and redevelopment of the Site in accordance with the goals and objectives of the Project and the parameters specified in this RFP. ESD is interested in proposals that will provide maximum benefits to the surrounding community and generate the highest economic return for the State. Given the unique location of the Site in a highly visible commercial center of Suffolk County, the Project presents an exciting opportunity to re-envision what transit-oriented development could mean on Long Island.
