Utility Operations at the Wadsworth Center at Empire State Plaza and the Cultural Education Center in Albany, NY

The intent of this solicitation is to seek a contractor to provide qualified personnel and resources necessary to ensure the utility systems servicing the Wadsworth Center Briggs Lab at the Empire State Plaza (hereinafter “Labs”) and Cultural Education Center (hereinafter “CEC”) are functioning allowing continued operations.  To ensure utility systems are functioning properly, it is expected that the contractor will manage all resources (e.g., labor, procurement of materials, technical expertise, tools, etc.) required to troubleshoot, diagnose, maintain and repair the utility systems.  Both the Labs and CEC have extraordinary utility systems necessary to complete the critical roles they play.

Minimum Qualifications:

The following minimum requirements must be met by each Proposer: 

1. Proposing firms must have a minimum of five years’ experience in Utility-based industrial systems troubleshooting, maintaining, repairing, making proactive asset rounds and readings, and the operating all types of electrical systems including and up to 600 VAC. The experience with 600 VAC experience must have been gained in a facility of at least 250,000 square feet in size.
2. Proposing firms must have a minimum of five years’ experience in troubleshooting, maintaining, repairing, and operating industrial HVAC systems. This experience must be in a complex with a total area of at least 250,000 square feet. Alternatively, the experience could be in wide area physical plant settings comprising 2,000,000 square feet or more.
