Professional Design Services for Outpatient Surgery Center


Description:

Roswell Park Comprehensive Cancer Center is seeking proposals from qualified design firms to provide professional design services for a Radiology/Outpatient Surgery Center located on the first floor of 199 Park Club Lane. Approximately 14,000 gsf of the existing ~30,000 sf building will be renovated to include the program listed below. The existing single-story building consists of three (3) suites (Suite 100, 200 and 300). Suite 300 is a mostly unoccupied imaging suite with general offices. The Suite 300 renovation would require a full demo of the existing spaces (with the exception of the MRI rooms) to accommodate the new program. Suites 100 and 200 consist of a breast imaging center, chemo infusion center, exam rooms, and other diagnostic services serving the Northtown’s community of Western New York. Suites 100 and 200 would remain as is, with minor
modifications required in Suite 200 to accommodate the rework of the exit egress out the East side of the building. Site work will be required to accommodate ingress, egress and delivery services to buildings, and provide a drive-up/drop-off area under the existing porte-cochere. Parking will need to be evaluated and modified as needed to address the displaced parking under the existing porte-cochere.

 

Bidders shall provide all of the professional and engineering services including, but not
limited to, architectural, civil, mechanical, electrical, plumbing, medical gases, shielding, infection control/phasing drawings, data collection, cost estimating, and all other tasks necessary to complete the project to the satisfaction of Roswell Park.
Surgical services will include breast, endoscopy, head and neck, cytology, cystoscopy, and
some plastics. Surgeries will be basic day type outpatient surgeries operated by the Roswell Park Comprehensive Cancer Center hospital-based system.


199 Park Club Lane (PCL) was constructed in 2012 and is a steel-framed system with steel
web joists. The building construction type is IIB and the occupancy is currently Business
Occupancy. The roof is an original membrane roof, and the exterior walls consist of metal panels and storefront framing type windows. As-built drawings and CAD files will be made available to the successful bidder upon award.

There will be a pre-bid held Thursday, July  10, 2025 at 3pm EST at Park Club Lane.
